## Inclusions (this proposal)

1. Complete supply, delivery, installation, testing, and commissioning of the Building Management System for Kingsford Hotel Bacolod, covering the equipment scope defined in BMS-01/BMS-02/BMS-03 and the per-row points narrative in MC Standards Part B (Mechanical) and Part C (Plumbing).
2. BMS head-end at Lower Ground IT/BOH room — server, hot-standby supervisor, operator workstation, graphics PC, head-end UPS, server rack, KVM, status display, network printer (per A6).
3. BMS LAN — managed core switch, fibre + Cat6 backbone, 11 IDF edge switches per service-core stack (per A5).
4. BMS DDC field panels (8 panels — DDC-2F-CHILLER, DDC-2F-BOH, DDC-2M-CASINO, DDC-RD-PLANT, DDC-LG-PLANT, DDC-GF-BOH, DDC-B1-BOH, DDC-3F) with internal I/O modules sized per BMS-01/02 budget + 25% AI/AO + 15% DI/DO spare per A3 spare strategy.
5. BMS-supplied field devices per MC Standards C/O assignment — temperature, humidity, pressure, differential-pressure, flow, CO/CO2/VOC sensors; level sensors; oxygen sensor (boiler); pH/conductivity (CT blowdown); modulating valve actuators (BMS-supplied actuators only); blowdown control valve.
6. Integration interfaces (HLI) — chiller plant manager, all VFDs, all BTU meters, Air Ionizers (Casino), FACP gateway summary contacts, multifunction power meters at major load centers.
7. BMS containment — branch conduit + terminations + BMS-installed riser cable + service-core trunk; BMS rides ME-supplied tray for primary backbone (per A-005, B4-site-factors).
8. Programming — controller-level sequences (Description of Operations per MC Standards), graphics pages (38 pages per B2), reports (daily/weekly/monthly runtime + energy reports), alarms, trends (per B1 trend strategy with 95% AI / 100% AO / 50% DI / 100% DO / 80% HLI coverage), schedules, demand cycling per Megaworld DRC-004 "Energy Savings Software" and "Maximum Demand Cycling" requirements.
9. Pre-functional point-to-point testing, functional testing, integrated systems testing (with ME / EE / Casino fit-out / FDAS contractors), owner SAT, as-built drawings, O&M manuals, redlines.
10. Operator training (basic + advanced) and maintenance training per A-002.
11. Standard 1-year hardware + workmanship warranty; 1-year complimentary on-call support.

## Exclusions (out of scope)

1. **Mechanical equipment supply** — chillers, pumps, AHUs, PAHUs, DOAS, boilers, calorifiers, heat pumps, recirculating pumps, cooling towers, exhaust fans, Air Ionizers, ME-supplied modulating dampers and valves: all by ME / Equipment Supplier / Casino fit-out contractor (per MC Standards C/O column).
2. **Civil / structural works** — slab penetrations, equipment plinths, conduit chases through structural elements: by main contractor.
3. **BMS panel power feeders** — 240V single-phase feeders from DBV-MECH / DBV-BMS to BMS panel input terminals: by EE contractor (per A7).
4. **EL points-list partition** — main-board / generator / UPS / lighting BMS monitoring scope is NOT in this proposal pending Q-008. If Megaworld issues an EL points-list addendum, this scope will be priced separately.
5. **Plumbing scope outside DHW** — sump pumps, fire pumps, transfer pumps, sewage equipment monitoring is NOT in BMS scope per A-008. (Q-009 to confirm.)
6. **Per-guestroom FCU monitoring** — the consultant's points list architecture relies on centralized DOAS-RD serving guestrooms, not per-room FCUs. Per-room thermostat integration is excluded from this proposal.
7. **FDAS hardware** — FACP, FDAS field devices, FDAS panels: by EE / FDAS contractor. BMS scope is limited to the BACnet gateway summary contact (FACP-GW).
8. **Demolition / existing-system removal** — Greenfield per A-001.
9. **Post-handover preventive maintenance contract beyond year 1** — offered separately as Optional 7.1 (annual maintenance) and Optional 7.2 (extended warranty years 2-5).
10. **Customer-IT side of BMS-IT firewall** — IT contractor / Megaworld FM team responsible for the corporate-IT-side firewall rules, VPN, and NTP server setup (per C2 row 11).
11. **Field-bus cable termination at ME-/Equipment-Supplier-supplied equipment** — equipment supplier delivers VFD/PLC/burner-controller/Air-Ionizer with terminal blocks; BMS terminates the BMS-side cable. Termination at the equipment side (non-BMS contractor's terminal) is not in scope unless specifically agreed.

## Clarifications

1. **Scope-of-rehabilitation wording** — cover letter uses "Rehabilitation" but the technical evidence (Construction Bulletin No.8 dated 2025-11-05; absence of existing-system documentation) classifies this as new construction. We have proceeded with Greenfield assumptions per A-001 / D-001. Confirm via Q-001.
2. **Brand assumptions** — Siemens for BMS / FDAS / SCADA, Dell for PCs and BMS server (per A-003 internal preferred). Final brand list pending Megaworld DRC-004 Section 9 brand-approval matrix (Q-004).
3. **EE Plan re-extraction** — EE Plan binder pages 2-8 (revised B1 / GF / 2F / 3F power layouts + load schedules EE-21/22/23) were not readable at extraction DPI; per-circuit IDs at each DBV-MECH/DBV-BMS are flagged Q-014 pending vector PDF re-export.
4. **Service-core IDF stack** — assumed single west-end vertical riser path per ECE auxiliary layouts. Final BMS panel locations and IDF tap points at shop-drawing stage.
5. **Casino MVAC integration spec** — Air Ionizer Modbus integration spec to be supplied by Casino fit-out contractor at shop-drawing stage. CO + CO2 + VOC trending coverage per gaming-board IAQ minimums (Q-012).
6. **Centralized DOAS architecture** — guestroom HVAC is centralized at DOAS-RD.1/2 + PAHU-r.1/2 per consultant's points list. No per-room FCU monitoring is in BMS scope. Confirm via Q-013.
7. **Plumbing DHW dual-zone** — calorifiers / heat pumps / recirc pumps are dual (HWT-LZ at Lower Ground + HWT-HZ at Roof Deck) per MC Standards PL. Both zones in BMS scope.
8. **HLI license budget** — counts include chiller HLI (3 chillers × ~18 sub-points), VFD HLI (~30 VFDs), BTU meter HLI, Air Ionizer HLI (2), FACP HLI, power-meter HLI (6 meters × Modbus). Total ~150 HLI sub-points budgeted.
