## Included in this proposal

- Complete supply, delivery, installation, testing & commissioning of the BMS for the systems listed in the project-specific BMS Points list (TUEC) BMS-01/02/03:
  - Chilled Water Plant (3 chillers, CHWP, CDWP, headers @ 2F)
  - Basement-Podium BOH AHU (10 AHUs + 1 PAHU)
  - Casino MVAC (DOAS ×2, smoke sanitizers ×2 serving AHU-2M.1/2M.2)
  - Hotel & Roofdeck (PAHU ×2, AHU ×2, Cooling Towers ×3)
  - Plumbing / SHW (calorifiers ×6, heat pumps ×6, recirc pumps ×6, HW headers)
  - Steam Boilers (SB-1, SB-2 @ Lower Ground laundry)
  - General Ventilation (~52 exhaust fans across GF / 2F / 3F / RD)
- Engineering & design documentation, submittals, FAT
- 13 BMS field panels with controllers, I/O modules, terminations, power supplies
- BMS network: head-end server, operator + HMI workstations, engineering laptop, UPS, edge switches, supervisory + field-layer cabling
- Programming, graphics, alarms, schedules, trends, reports
- Pre-commissioning, functional, integrated, owner-SAT testing per MC Standards Description-of-Operations
- One round of operator training (8 hours, on-site)
- 12-month warranty support
- As-built documentation and O&M manuals
- Vertical conduit + BMS panel-room internal trunking

## Excluded (specifically called out)

- Per-guestroom HVAC controls (FCU thermostats, occupancy sensors, PMS-driven setbacks). Reason: project-specific BMS Points list does not include guestroom FCU points. → Pending Q-001.
- Hotel PMS integration (priced as Optional 7.1 if elected).
- Mechanical / Plumbing / Architectural drawings supply.
- Civil works: chases, openings, room finishes.
- FDAS supply & integration (read-only BACnet linkage for visualization is included if customer's FDAS exposes BACnet/IP).
- Chiller / DOAS / AHU / pump / boiler / cooling-tower equipment supply (ME contractor scope).
- MV / LV switchgear supply (EE contractor scope).
- Horizontal cable tray (main building) — supplied by ME contractor; BMS rides on it.
- Casino vault / count-room special HVAC + door hardware (priced as Optional 7.10 if elected).
- Kitchen Ansul / hood-fire-suppression interlock wiring (priced as Optional 7.11 if elected).
- Per-floor guestroom-feeder energy metering (priced as Optional 7.12 if elected).
- After-hours / weekend / night-work labor premiums (assumed not required).
- Extended O&M contract beyond 12-month warranty (priced as Optional 7.3 if elected).

- Stage classification: Greenfield (new construction) — pending Q-015 confirmation despite cover-letter "Rehabilitation" wording.

- Schedule: 14-week construction + T&C window assumed — pending Q-003.
- Commercial terms: standard local market (PHP, 12% VAT, 12-month warranty, 90/10 payment) — pending Q-012.
