## Inclusions

- Complete supply, delivery, installation, testing, and commissioning of the BMS
- BMS field controllers (Siemens Desigo PXC family or equivalent — Megaworld to confirm per Q-012) for ~14 zones / 19 controllers per A4 panel schedule
- BMS field devices: temperature, humidity, pressure, differential pressure, flow, CO2, CO, level sensors per A1 I/O list (BMS Contractor scope ≈ 753 points total)
- Control cables (FRLS-jacketed shielded twisted-pair / 4C × 1.5 mm² / Modbus pairs / Cat6) — 5,033 m total per A3 cable schedule
- Conduit and last-leg containment (35% of total cable length per A-028) — main tray supplied by ME Contractor
- BMS field panels (~14 zones, ~19 DDC controllers, ~62 I/O modules per A4) with internal terminal blocks, control transformer, 24V supply, IO modules, panel UPS (500 VA each per A-026)
- Network infrastructure: 1 core switch + 9 edge managed switches; single-mode fiber backbone (380 m); MS/TP field-bus cable (700 m)
- Head-end: 2 servers (primary + standby), 2 operator workstations, 1 graphics PC + 55-inch display, KVM, rack, color printer, head-end UPS (3 kVA online), Siemens Desigo CC software lot
- Programming and configuration: 1,387 programming objects + 80 graphics pages per B1/B2; full sequences per BMS Points list Description of Operations
- Testing & commissioning: P2P (762 test items per B3), functional, integrated chiller/cooling tower coordination, owner SAT
- 5-day operator training + 3-day engineer training + 6-month refresher
- 12-month warranty from handover
- Factory Acceptance Test (FAT) — 2 days at Manila workshop, customer witness invited
- 3-stage submittals (preliminary 30%, intermediate 60%, final 90%)
- As-built drawings + commissioning report

## Exclusions

- **Demolition** — N/A; greenfield project per A-001
- **Per-room guestroom FCU controls** (~280 rooms) — assumed under fit-out per A-008; pending Q-003
- **Domestic-water booster pumps, transfer pumps, sump pumps, sewage ejectors** — pending Q-002 plumbing scope confirmation; A-011
- **Hotel PMS integration** (Opera / Protel / etc.) — out of base scope; offered as priced option per A-007 / Q-007
- **FDAS controllers and FDAS field devices** — separate Aux contractor scope per ECE drawings
- **CCTV, ACS, PA system** — separate Aux contractor scope
- **Civil works, panel-room construction, server-room construction** — Owner / Main contractor scope
- **240V single-phase feeders to BMS panels** — EE Contractor scope; BMS terminates at panel side per A7
- **Cable tray and main MEP containment** — ME Contractor scope; BMS pulls through and supplies last-leg conduit
- **Mechanical valves, dampers, motorized actuators** — ME Contractor or Equipment Supplier scope; BMS provides interface wiring per C2
- **Equipment-supplied auxiliary contacts** (VFDs, chiller controls, pump motor aux) — Equipment Supplier scope; BMS terminates
- **After-hours / weekend / shift-restricted work** — pending Q-013; A-004
- **Spare parts inventory beyond warranty** — separate procurement

- A-028 — Conduit ratio 35% (greenfield, BMS-installed conduit in tray-fed environment)
