## Inclusions

- Supply, delivery, installation, testing, and commissioning of the BMS for the systems listed in the Megaworld MC Standards points list (ME + PL chapters) — chilled-water plant, cooling towers, primary CHW pumps, condenser-water pumps, DOAS, PAHU, AHUs, sample-floor FCU controls, EAS, calorifiers, heat pumps, recirculating pumps, steam boiler, multifunction power metering.
- BMS head-end (1 server primary + 1 standby), 2 operator workstations, 1 graphics PC + 55-inch wall display, 3 kVA UPS for head-end.
- BMS isolated LAN (1 core switch + 6 edge switches + OM3 riser fiber + Cat6 drops).
- 18 BMS field panels + 30 DDC controllers (estimated).
- BMS-supplied field instrumentation per the points list.
- 16-week project schedule from PO to handover.
- 16-hour operator training, on-site, up to 6 operators.
- 1-year workmanship warranty from handover; 1-year equipment warranty per supplier terms.
- As-built documentation package (drawings, O&M manuals, point-database export, programming archive).

## Exclusions

- Existing-system inventory, demolition, hot cutover, and after-hours work (greenfield project).
- Architectural / mechanical / electrical layout drawings (provided by customer's design consultants).
- Civil works, conduit infrastructure beyond the BMS scope, fire-stopping execution (BMS lists penetration locations; FP contractor seals).
- ME-supplied valves, dampers, actuators (BMS supplies signal cable and command).
- Equipment-supplier-provided VFDs, BACnet IP cards on chillers, aux contacts on pumps and fans (BMS reads).
- Hotel PMS, FDAS, CCTV, ACS integration — offered as Options (7.3 / 7.4).
- Per-guestroom BMS controls (per-room thermostats) beyond the sample 3-floor scope — pending Q-005 / Q-008.
- Maintenance contract beyond 1-year warranty — offered as Option (7.1).
- Spare parts beyond 25% I/O module spare and 5% sensor / cable spare.

## Clarifications

- All cable lengths used per-context typical-range estimates (drawings provided as raster Construction Bulletins; refinement at shop-drawing stage when CAD is available — Q-002 / Q-003).
- Cable jacket: FRLS per Philippine BFP IRR.
- Brand standard: Siemens Desigo (BMS controllers, head-end software, field sensors, valve actuators), Dell (servers, workstations, graphics PC), Belden or equivalent (cable). Customer override per Q-013.
- Currency: PHP. VAT 12%. Payment milestone-based (per Q-014).
- 90-day proposal validity from issue date.
