## Inclusions

The proposed scope **includes**:

1. Complete supply, delivery, installation, testing and commissioning of the Building Management System for Kingsford Hotel Bacolod, covering:
   - Mechanical (Air-Conditioning + Ventilation) per DRC-004-2024 Part B: AHUs (12), PAHUs (8), DOAS (3 — 1× Casino + 2× Roofdeck guestroom), Exhaust Fans (49 — 9 GF + 13 2F + 27 3F), Chillers (×3), Primary CHW Pumps (×4 incl. standby), Condenser Water Pumps (×3), Cooling Towers (×3 + common sensors), CHW & COW headers + bypass, Boilers (×2)
   - Plumbing & Sanitary per DRC-004-2024 Part C: Calorifiers (6 = 3 LZ + 3 HZ), Hot Water Headers (LZ + HZ), Heat Pumps (6), Recirculating Pumps (6)
   - Casino air ionizer monitoring (×2)
   - Power metering (incomer + generator + ATS + 7 MCC feeders) per A-002
2. Head-end: BMS server, engineering & operator workstations, software (application + reporting), UPS, monitors, printer, rack
3. Network: 1× core L3 switch, 5× edge switches, OS2 fiber backbone, firewall to customer IT LAN
4. Field panels: 6 control panels (1× MCP at Plant Room + 5× FCPs)
5. Field devices supplied by BMS Contractor per the C/O column of the points list (DRC-004 marks)
6. Cabling and containment: BMS field cable, network cable, conduit, cable tray, junction boxes, accessories
7. Engineering: shop drawings, panel GA, cable schedule, network architecture, programming, graphics (14 pages), reports, alarm configuration, schedules, trends
8. Programming & integration: BACnet/IP, BACnet MS/TP, Modbus RTU as required
9. Testing & commissioning: pre-commissioning, P2P, functional, integrated SAT, owner SAT, punch-list resolution, as-built handover
10. Training: 2 batches operator (3 days each) + 1 batch technical (2 days)
11. As-built drawings, O&M manuals, video training assets
12. Defect Liability Period (DLP) — 12 months from Beneficial Occupancy / Take-Over

The following items affect pricing and scope; the customer's response will refine the proposal:

- **Q-001** — Rehab nature (true legacy replacement vs. fresh install in refurb shell). Highest-leverage clarification.
- **Q-002** — Training scope confirmation.
- **Q-003** — Post-DLP AMC opt-in.
- **Q-004** — Controller vendor preference.
- **Q-005** — Baseline EE drawings (SLD + Power Riser Part 2).
- **Q-006** — Architectural / mechanical floor plans.
- **Q-007** — Chiller plant configuration (assumed 3 chillers).
- **Q-008** — IT integration scope.
- **Q-009** — Hot cutover strategy.
- **Q-010** — Project schedule and beneficial occupancy date.
