### 2.2 Detailed Procedure per PM Activity

**A. Panel-level diagnostic (FDAS + ACS):**
1. Connect to OnyxWorks server / BioStar 2 server console
2. Run system diagnostic command for each panel-node
3. Verify all 17 panel-nodes report "Online" status
4. Verify event-history retention is within configured limits
5. Capture diagnostic log to PM report

**B. Gateway communication test:**
1. From OnyxWorks, ping each NCM-W gateway → verify response time <50ms
2. From BioStar 2, query each CS-40 controller → verify TLS 1.2 handshake successful
3. Trigger test alarm at one gateway → verify event reaches OCC + FCCR
4. Capture results to PM report

**C. UPS battery health check:**
1. Run UPS self-test from front panel
2. Check battery voltage at full charge → expected 27.0-28.0 V (24V system)
3. Check estimated runtime at current load → must be ≥15 min per ANNEX_C1 §1123.2.8.E
4. Replace battery string if estimated runtime <10 min OR battery age >2 years (typical)

**D. FOC link-loss test (annually + when issue suspected):**
1. OTDR test each inter-building FOC span
2. Compare to commissioning baseline → flag any link with >0.5 dB additional loss
3. Power-meter test at far-end → verify total link budget within design spec
4. Document results in PM report

**E. Software-upgrade cycle:**
1. Verify supplier release availability (Notifier OnyxWorks + Suprema BioStar 2)
2. Test upgrade in staging copy if provided
3. Coordinate with Owner for downtime window (≥30 days notice per TOR §4.23)
4. Apply upgrade per supplier procedure
5. Run full functional regression test
6. Document in PM report

**F. Spare-parts kit verification:**
1. Inventory check against Attachment ADD-06 spare-parts list
2. Verify expiry dates (UPS batteries, sealed units)
3. Replenish consumables drawn during prior quarter
4. Update spare-parts log

### 2.3 Reactive Maintenance Service-Level Commitment

Per TOR §10:
- **Severity 1 (system-down, life-safety-critical):** 24-hour response time. On-site within 48 hours. Resolution within 7 days or temporary workaround in place.
- **Severity 2 (degraded function, no life-safety impact):** 48-hour response. On-site within 5 days. Resolution within 14 days.
- **Severity 3 (cosmetic / non-critical):** 5-business-day response. Resolved at next quarterly PM visit.

### 2.4 PM Report Format

Each PM activity produces a signed PM Report submitted to Owner within 7 days of activity completion. Report contains:
- Date, location, attending personnel (with PRC license # for REE/PEE/Tech)
- Activities performed (per checklist above)
- Issues found / actions taken
- Spare parts consumed (with replenishment plan)
- Recommendations to Owner
- Signature of attending EIC + Owner's representative
- Photo evidence where applicable
